There is a Leakage in the system.
The Shut in is not performed smoothly.
May be somebody from production opened the well while build up.
Looks like these well Shut in downhole an another shut in from surface

The model matched and looks OK but you have to match also the injection periods and should be in agreement with Geological model.

The Frac Job in sandstone is not a convenient solution.
Try to look at the open hole logs for the well and add perfs to higher permeable zone.

In normal case if you adjust P0 you should get a good model and ready for matching but in this case i think the data is not valid

Looks like this reservoir a high permeable.
You have to adjust the p @ t=0 manually.
The pressure declining at the end of build up indicating leak in somewhere above the memory gauges.

Yes, It is the common issue of MBAL If your reservoir pressure less than the bubble point you should have a gas cap in your reservoir. Theoretically, both reservoirs should have the same initial conditions especially pressure. You should play with the matching parameters to get the aquifer properties near to each other. If you make the aquifer properties kept constants you can play with the other parameters individually like OIP PV...
